
The creation of the whole Maryfields Urban Release Area was entirely proponent-led and directed by The Friary developer, Innova Capital on behalf of the Landowner.
Planning for the Maryfields Urban Release Area reorganised the original estate into 6 superlots on behalf of the Franciscan Friars. The land zoning and associated development controls was ultimately settled in 2018 following a period of extensive environmental assessment and master planning which commenced in 2012. The Release Area allows for Low and Medium Density Residential, Seniors Living, Business Park and Private Recreation Uses in the main. Five of the six superlots have since been sold to other parties. The Friary is the only remaining superlot held by the original Landowner, and Innova Capital was retained to progress its further development as a residential housing estate on their behalf.
The developer has operated successfully for over 24 years and today primarily supports not-for-profit organisations with their land renewal or development objectives. Innova Capital and the Landowner have teamed with Urban Land & Housing who are handling the residential sales process including all purchaser enquiries for The Friary.
The Release Area allows capacity for in excess of 800 new dwellings inclusive of torrens title residential allotments, strata homes and seniors living units, in addition to a possible aged care facility. The Business Park land is expected to provide for significant future employment opportunities with the intended focus to be technology and or professional sector uses, and a hotel.
