Neither the Developer or the Landowner as Vendor will contribute to the cost of any boundary fencing not already pre-existing at the time of sale. A fencing covenant also applies to all Lots.
Lots 301-317* are zoned R2 Low Density. The maximum permissible building height is 8.5m and development density allows for up to 0.55:1 in Gross Floor Area . Lots 318-357 are zoned R3 Medium Density. The maximum permissible building height as at the time this website was created is 9.0m and development density allows for up to 0.75:1 in Gross Floor Area. *A small portion of Lot 303 has a split R3 zoning.
Certain other restrictions on the use of land can be found in the instrument created at the time of registration of the plan of subdivision under section 88B of the Conveyancing Act 1919 (NSW). A copy of that instrument is attached to the Contract for Sale of Land.
Registration of Land acknowledges that the Developer has met the requirements of Campbelltown City Council, Sydney Water and Endeavour Energy in carrying out the subdivision works as certified by Campbelltown City Council. Purchasers should make their own enquiries of utility providers in relation to connections and service provisions to their preferred or chosen Lot, as well as the precise location of utility services.
